Maintenance (AMC)

Fire Alarm System Maintenance in Bangladesh

Fire alarm maintenance is the regular inspection and testing of the control panel, detectors, call points, sounders, batteries and interfaces, so the system raises the alarm correctly when a fire starts. NFPA 72 sets the tasks and how often to do them. Done properly, it also cuts false alarms, which otherwise teach people to ignore the real one.

Quick facts

Standards
NFPA 72, EN 54, BNBC 2020
Who needs it
Any building with an addressable or conventional fire alarm, especially audited factories
What you get
Device test records, fault repairs, battery results, false alarm analysis and signed reports
Equipment
Bosch, Hochiki and other panels; smoke, heat, beam and multi-sensor detectors; sounders

Scope

What’s included.

Everything below is done by our own engineers and installation team, so one company answers for the result.

  • Panel inspection, event log review and fault clearing
  • Functional detector testing on a rotating schedule
  • Manual call point and sounder tests
  • Standby battery load test and charger check
  • Cause-and-effect test of fire interfaces
  • Cleaning or replacing contaminated detectors
  • False alarm investigation and correction
  • Zone chart and device list kept current

What does NFPA 72 ask for?

NFPA 72 has a chapter on inspection, testing and maintenance, with tables of tasks and their frequencies. Some tasks are visual checks of the panel and devices, some are functional tests that put test smoke or heat into a detector, and some check batteries, power supplies and outputs. Each has its own interval, so a good schedule spreads them across the year.

Smoke detectors also need their sensitivity checked at the intervals the standard sets, because dust and insects push a detector toward false alarms or toward never alarming at all. Addressable panels often report each detector's contamination level, which makes it easier to clean or replace the right heads before they cause trouble.

Why do false alarms keep happening?

Repeated false alarms usually trace to a handful of causes: dirty detectors, the wrong detector type in a canteen, boiler room or loading bay, damaged cables causing intermittent faults, or call points knocked by trolleys. In garment factories, lint and cotton dust are frequent culprits. Every false alarm should be logged against the device that triggered it.

We read the panel's event log to find the devices that alarm repeatedly, then fix the cause: a heat detector instead of smoke near a canteen stove, a protective cover over an exposed call point, or a cable repair. Cutting false alarms is a safety issue, because workers who hear the alarm every week stop evacuating when it sounds.

How it’s done

How we deliver it, step by step.

  1. 01

    Read the panel

Event log, active faults, disabled devices and battery status reviewed before any testing.

  2. 02

    Notify and isolate

Occupants and any monitoring informed; suppression release and other critical outputs safely isolated.

  3. 03

    Test devices

Detectors, call points and sounders functionally tested according to the schedule.

  4. 04

    Prove interfaces

Fan shutdown, door release, lift and PAVA triggers checked against the cause-and-effect matrix.

  5. 05

    Restore and report

Isolations removed, panel returned to normal, and a signed report with results issued.

Price guide

What sets the price.

Every site is different, so we price from a survey, not a rate card. These are the factors that move the number, and the written quote shows each one.

Get an exact quote
  • Number of detectors, call points and sounders
  • Addressable or conventional panel, and number of loops
  • Interfaces to test, such as suppression, PAVA or lifts
  • Access equipment for high ceilings and warehouses
  • Replacement detectors, batteries and other parts

Frequently asked questions

NFPA 72 sets different intervals for different tasks, from frequent visual checks of the panel to annual functional tests of every device and periodic detector sensitivity checks. Many buildings test a share of devices at each monthly or quarterly visit, so every device is covered within the year. A daily look at the panel by your own staff is good practice.

It depends on the number of devices and loops, whether the system is addressable or conventional, how many interfaces need testing, and access to high ceilings. Replacement detectors and batteries are usually extra. Fire alarm maintenance can be quoted on its own or as part of a full AMC covering every system.

When they fail a load test, show swelling or leakage, or reach the service life the manufacturer states. Sealed lead-acid batteries lose capacity steadily, so a battery that looks fine can still fail to carry the system through its required standby period. We load test them at maintenance visits and record the results.

Yes. We service common panel brands, including Bosch and Hochiki, working from the manufacturer's documentation. Before the first visit we ask for the zone chart, cause-and-effect matrix and panel access codes. If they are missing, we rebuild the device list during the first visit so later maintenance is properly recorded.
