Fire Safety Audit and Gap Report in Bangladesh
A fire safety audit inspects an operating building against the standard it must meet, such as BNBC 2020, NFPA, RSC or a buyer's code, and records every gap. You need one before a buyer or RSC inspection, after a change of use, or when you take over a building and do not know its condition.
Quick facts
- Standards
- NFPA 101, NFPA 72, NFPA 25, NFPA 80, BNBC 2020, Bangladesh Labour Act 2006
- Who needs it
- Compliance managers, factory owners, new tenants and building buyers
- What you get
- A clear, prioritized list of what to fix before the real inspection
- Deliverables
- Graded gap report, photo log, corrective action plan, standard references
Scope
What’s included.
Everything below is done by our own engineers and installation team, so one company answers for the result.
- Review of fire safety plan, licenses and records
- Means of escape and exit door inspection
- Fire alarm functional spot tests
- Hydrant, sprinkler and fire pump checks
- Fire doors, firestopping and compartment walls
- Emergency lighting and exit sign checks
- Electrical hazards linked to fire risk
- Graded gap report with corrective action plan
What does a fire safety audit check?
We start with paper: the approved fire safety plan, licenses, test and maintenance records, and drill logs. Then we walk the building. Are exits unlocked and clear, do doors open in the direction of escape, does every fire door close and latch? We trigger sample detectors and call points, check that sounders are heard, start the fire pump and read the pressures.
Electrical risk is part of fire risk. Overloaded panels, loose terminations and missing covers start many factory fires, so we note them too. Where a panel looks suspect, we can recommend a thermographic scan or insulation resistance test to confirm the condition before anyone spends money on replacing it.
How is the gap report organized?
Each finding gets a location, a photo, the requirement it fails against and a recommended fix. Findings are graded by risk: items that put lives at immediate risk, such as a locked exit or a dead alarm panel, sit at the top and need action now. Items like a missing label or a late test record follow.
The corrective action plan turns the list into owners and target dates. It is the document your team works from and the one an auditor will ask to see when they return. We can revisit after the fixes are done, recheck each closed item and update the report, so you go into the real inspection with evidence that every gap was addressed.
How it’s done
How we deliver it, step by step.
- 01
Agree the benchmark
We confirm which standard applies: BNBC 2020, NFPA, RSC or a named buyer code.
- 02
Review documents
Plans, licenses, test records and drill logs are checked against what the standard requires.
- 03
Inspect and test
We walk every floor, test sample devices and run the fire pump with your staff present.
- 04
Grade the findings
Each gap is photographed, referenced to the requirement and ranked by risk to life.
- 05
Present the plan
We walk your team through the report and agree a corrective action plan with priorities.
Price guide
What sets the price.
Every site is different, so we price from a survey, not a rate card. These are the factors that move the number, and the written quote shows each one.
- Floor area, number of buildings and storeys
- Which benchmark applies and how detailed it is
- Number of fire systems to inspect and test
- Whether electrical safety is included in scope
- Availability of drawings and maintenance records

Frequently asked questions
It depends on the size of the site, how many buildings and systems it has, which standard you are being audited against, and whether electrical safety is included. Missing drawings and records add time. We confirm the scope with you and quote it in writing before the audit.
The law requires factories to have fire precautions in place, and FSCD inspects them. A third-party audit is not always legally required, but RSC and most international buyers inspect fire safety, and a pre-inspection audit is the most reliable way to find gaps before they become findings.
At least once a year, and again after any major change such as a new floor, a change of use, a new production line or a fire system upgrade. Many factories also audit a few weeks before a planned buyer or RSC inspection, so there is time to close the gaps.
Yes. Our own team supplies, installs and maintains fire detection, hydrant, sprinkler, fire door and emergency lighting systems. You are free to use any contractor, though, and the report is written so that anyone can act on it.
Locked or obstructed exits, collapsible gates or shutters across escape routes, fire doors wedged open, alarm faults left unresolved, fire pumps left in manual mode, missing firestopping around cable penetrations, and electrical panels without covers. Most are cheap to fix once someone owns them.
